What Lumby's Climate Does to Buildings
Lumby's snow load is the biggest factor in roof spec. The town and surrounding area get 50 to 100 percent more snow than Vernon does in a typical winter. Significant individual storms can dump 12 to 18 inches in a system. We use snow-rated underlayment, longer ice and water shield runs, and engineered fastening on every roof. Snow guards on metal roofs above doorways and walkways are often the right call.
Freeze-thaw cycles are harder here too. Daytime warmth, nighttime cold, snow on the roof. That equals ice dams unless the attic is properly insulated and ventilated. We do a lot of attic work in Lumby. Adding insulation, balancing soffit intake and ridge exhaust, sealing penetrations. The roof is downstream of the attic. Lumby roofs need the attic to be right.
Wind is mostly westerly, off the Monashees. Steady winds during winter storms can lift improperly fastened shingles.
