What Coldstream's Climate Does to Buildings

Kalamalka Lake wind exposure

The Kalamalka Lake side of Coldstream gets more wind exposure than most of Vernon. Steady westerlies in spring and fall. Gusty east winds in winter. Full UV exposure on south and west-facing roofs. We use upgraded ridge caps, extra fastening, and ice and water shield further up the slope on lake-exposed homes than the manufacturer's minimum.

Heat and dryness on the Lavington flats

Coldstream's farm areas (Lavington especially) are flatter, drier, and hotter than the rest of the region. Vinyl siding warps faster here. James Hardie or steel siding earns its premium on these properties. The same heat is hard on asphalt shingles. We recommend reflective ridge venting and properly sized soffit intake on Lavington roofs to keep attics cool and shingles lasting.

Snow load and ice dams

Snow load is moderate. Coldstream rarely sees the kind of dump that Lumby or Salmon Arm get. But freeze-thaw cycles still drive ice dam formation on poorly insulated attics. Most of the soffit and ventilation work we do in Coldstream is downstream of an ice dam problem somebody else created.
