Lake-view and lake-front custom homes along Kal Lake Road and the surrounding waterfront. Long roof runs. Complex architectural details. Dormers. Serious UV and wind exposure. We see metal roofing and James Hardie siding more often here than in Vernon proper. For good reason.
A mix of working farms, rural acreages, and newer family homes. Outbuildings, barns, and shop roofs in addition to the main house. We do a lot of metal roofing in Lavington. Westform or stone-coated steel. It makes sense on long roof runs and the budget side of larger builds.
Mid-century ranchers, walkout basements, and original construction that is now 50-plus years old. Soffit and fascia replacement. Gutter rebuilds. Roof tear-offs that often reveal interesting layers underneath. We expect surprises on these homes and price options that account for them.
Larger lots that straddle the city limit. Driveways are long. Neighbours are spread out. Crews need to set up cleanly. We schedule materials and dumpster delivery carefully so we don't disrupt the property more than we need to.
Older heritage farmsteads and a growing pocket of newer single-family homes. Mixed building stock. Mixed roof ages. A lot of long-term homeowners who want a contractor who'll come back in five years to do the warranty walk.
The Kalamalka Lake side of Coldstream gets more wind exposure than most of Vernon. Steady westerlies in spring and fall. Gusty east winds in winter. Full UV exposure on south and west-facing roofs. We use upgraded ridge caps, extra fastening, and ice and water shield further up the slope on lake-exposed homes than the manufacturer's minimum.
Coldstream's farm areas (Lavington especially) are flatter, drier, and hotter than the rest of the region. Vinyl siding warps faster here. James Hardie or steel siding earns its premium on these properties. The same heat is hard on asphalt shingles. We recommend reflective ridge venting and properly sized soffit intake on Lavington roofs to keep attics cool and shingles lasting.
Snow load is moderate. Coldstream rarely sees the kind of dump that Lumby or Salmon Arm get. But freeze-thaw cycles still drive ice dam formation on poorly insulated attics. Most of the soffit and ventilation work we do in Coldstream is downstream of an ice dam problem somebody else created.

IKO ArmourShake or Cambridge for most homes. Westform metal and Decra stone-coated steel are popular on lake-front and acreage homes where roof runs are long and wind exposure is high. We do tear-offs, recovers (where it makes sense), and full architectural roof replacements.
James Hardie is what we recommend for Coldstream. UV-resistant. Fire-resistant (matters more in farm and forest-edge areas). Holds up to lake-side wind. Vinyl as a budget option. We do full siding replacements and partial repairs after wind damage or impact.
5-inch K-style on standard homes. 6-inch on larger acreage roofs and lake-front custom builds. Two-stage gutter guards on properties with a lot of tree cover. Bigger lots need more downspouts than most contractors put in.
Aluminum soffits with proper venting. Attic ventilation upgrades on older Coldstream Creek homes. Pest exclusion (birds, bats, wasps) is more common in rural Coldstream. We seal entry points properly when we do soffit work.
Coldstream jobs tend to be larger than Vernon's average. Bigger roofs. Bigger siding squares. More outbuildings. A typical Coldstream re-roof on a Kal Lake home runs us 2 to 4 days versus 1 to 2 in town. We schedule materials, dumpsters, and crew accordingly. On working farms in Lavington we often do the house and a barn or shop in the same project. Saves the homeowner a separate mobilization charge.

Regularly. Lake-front roofs need extra attention to wind exposure, ice and water shield placement, and material choice. We use extra fastening, upgraded underlayment, and either premium asphalt (IKO ArmourShake) or metal where the architecture supports it. Access from lake-side properties is something we plan for. Long material runs. Septic and well awareness. Landscaping protection.
Yes. Metal roofing on outbuildings is a Lavington specialty for us. We work with Westform and similar standing-seam systems. Plus screw-down profiles where budget rules. We can usually combine an outbuilding job with a main house re-roof and reduce mobilization costs.
Standard single-family homes in Coldstream are 1 to 3 days. Lake-front custom builds with complex architecture are 3 to 5 days. Working farm projects with multiple buildings can stretch to a week or more. We sequence them so you are not without weather protection at any point.
