Vernon is home for us. Hunter Exteriors lives here. Jesse grew up here. Most of our crew is within ten minutes of any job in town. So when you call about a leak on a windy Saturday, the truck pulling up the next morning is local. Not three hours away.

Vernon homes are not all the same. The 1908 East Hill houses need a different roof than the new lake homes up in Bella Vista. The post-war places on Mission Hill have attic problems that brand new homes never see. Acreages out 27th Ave or up by Silver Star get hit by wind. They need flashing done right, not done fast. We work on all of it.

East Hill

Vernon's old part of town. Big trees. Heritage houses from the 1900s through the 1950s. Almost every roof we open up here has cedar shake under the asphalt. Attic ventilation matters more here than anywhere else in town. So does ice and water shield at the eaves and proper flashing around the old brick chimneys.

Foothills

Newer subdivisions climbing the west side. Steep driveways. Wind whips off the lake. We see a lot of lifted shingles and gutter overflow up here. Almost always a detail problem, not a material problem.

Bella Vista and Adventure Bay

Lake-view custom homes and the newer Adventure Bay area. Big rooflines. Dormers. Lots of valleys. Tons of UV and wind exposure. James Hardie siding is popular up here for a reason. Vinyl warps in the heat.

Mission Hill and Harwood

Mid-century streets with a lot of original construction still in place. We do soffit and fascia replacement, attic ventilation upgrades, and fresh seamless 5-inch K-style gutters where the old ones are 30 years old. Meat and potatoes work.

Predator Ridge

Pine needles. Pine needles everywhere. We recommend two-stage gutter guards over standard K-style up here. Plus moss removal and roof brightening every three to five years. The roofs are good. Keeping the gutters clear is the trick.

Okanagan Landing and BX

Acreages, larger lots, ranchers and lake homes. Long roof runs. Long driveways for materials. We scope these jobs carefully and bring the right gear the first time.

Middleton Mountain

Newer family homes, mostly 2000s through 2010s. Roofs are getting to the age where the original 25-year shingles are tired. We do a lot of IKO Cambridge re-roofs here. Same look, longer warranty, better value than most of the alternatives.

What Vernon's Climate Does to Buildings

Freeze-thaw and summer heat

Vernon's weather is what breaks roofs here. Hot dry summers in the high 30s. Cold snaps that hit minus 20s. Multiple freeze-thaw cycles every winter. That is hard on shingles, hard on flashing, and brutal on gutters that are not sloped right.

Lake wind off Okanagan

The wind off Okanagan Lake is the second factor. East-facing roofs above the lake get steady wind that lifts poorly nailed shingles and tears off ridge caps. We use extra fasteners and starter shingle ridge protection on every Vernon roof. Even when the manufacturer does not require it.

UV and material lifespan

The third factor is the sun. UV in the Okanagan is intense. South and west-facing roofs lose granules fast. Vinyl siding fades and warps. Soft wood soffits go grey. Material choice matters. A roof that lasts 30 years in Toronto might last 18 here. We push IKO ArmourShake or Cambridge for asphalt, and James Hardie or steel for siding. They hold up to what this valley does.

Yes. We are careful with heritage details. Original soffit profiles. Fascia trims. Roof pitches that don't always match modern shingle patterns. We do photo-backed inspections to flag what is under the existing layer (often original cedar shake) and price the right scope before we start.
