Vernon homes are not all the same. The 1908 East Hill houses need a different roof than the new lake homes up in Bella Vista. The post-war places on Mission Hill have attic problems that brand new homes never see. Acreages out 27th Ave or up by Silver Star get hit by wind. They need flashing done right, not done fast. We work on all of it.

Different streets, different building stock, different problems. Here's what we know about the parts of Vernon we work in most.
Vernon's old part of town. Big trees. Heritage houses from the 1900s through the 1950s. Almost every roof we open up here has cedar shake under the asphalt. Attic ventilation matters more here than anywhere else in town. So does ice and water shield at the eaves and proper flashing around the old brick chimneys.
Newer subdivisions climbing the west side. Steep driveways. Wind whips off the lake. We see a lot of lifted shingles and gutter overflow up here. Almost always a detail problem, not a material problem.
Lake-view custom homes and the newer Adventure Bay area. Big rooflines. Dormers. Lots of valleys. Tons of UV and wind exposure. James Hardie siding is popular up here for a reason. Vinyl warps in the heat.
Mid-century streets with a lot of original construction still in place. We do soffit and fascia replacement, attic ventilation upgrades, and fresh seamless 5-inch K-style gutters where the old ones are 30 years old. Meat and potatoes work.
Pine needles. Pine needles everywhere. We recommend two-stage gutter guards over standard K-style up here. Plus moss removal and roof brightening every three to five years. The roofs are good. Keeping the gutters clear is the trick.
Acreages, larger lots, ranchers and lake homes. Long roof runs. Long driveways for materials. We scope these jobs carefully and bring the right gear the first time.
Newer family homes, mostly 2000s through 2010s. Roofs are getting to the age where the original 25-year shingles are tired. We do a lot of IKO Cambridge re-roofs here. Same look, longer warranty, better value than most of the alternatives.
Vernon's weather is what breaks roofs here. Hot dry summers in the high 30s. Cold snaps that hit minus 20s. Multiple freeze-thaw cycles every winter. That is hard on shingles, hard on flashing, and brutal on gutters that are not sloped right.
The wind off Okanagan Lake is the second factor. East-facing roofs above the lake get steady wind that lifts poorly nailed shingles and tears off ridge caps. We use extra fasteners and starter shingle ridge protection on every Vernon roof. Even when the manufacturer does not require it.
The third factor is the sun. UV in the Okanagan is intense. South and west-facing roofs lose granules fast. Vinyl siding fades and warps. Soft wood soffits go grey. Material choice matters. A roof that lasts 30 years in Toronto might last 18 here. We push IKO ArmourShake or Cambridge for asphalt, and James Hardie or steel for siding. They hold up to what this valley does.

IKO ArmourShake and Cambridge are our go-to specs for Vernon. Wind-rated. UV-resistant. They look right on heritage East Hill houses and modern Bella Vista builds. We also do storm damage and insurance work for hail and wind events.
James Hardie is the spec we recommend for Vernon. Fire-resistant. That matters in dry summers. Won't warp in the heat. The ColorPlus finish does not fade the way vinyl does. Vinyl is still an option where budget rules. We are a James Hardie preferred contractor.
Seamless 5-inch K-style as the default. 6-inch on bigger Foothills and Bella Vista roofs that move more water in spring melt. Two-stage gutter guards in pine areas like Predator Ridge. Most overflow problems are install issues, not gutter issues.
Aluminum soffits with proper venting. Wood-tone shiplap where the architecture calls for it. We replace rotten fascia. We fix bird and bat access points. Solar attic vents on south-facing slopes that bake. Done right, this is the work that prevents roof problems three years out.
We work direct with adjusters on hail, wind, and tree-limb damage. Photo-documented inspection. Scope of work with line items. We hold the schedule on insurance jobs the same as paid jobs. Tarp service for emergency leaks.
A typical month in Vernon for us looks like this. Six to ten full re-roofs across East Hill, Foothills, and Middleton Mountain. A couple of siding refreshes in Bella Vista or Adventure Bay. Yes. We are careful with heritage details. Original soffit profiles. Fascia trims. Roof pitches that don't always match modern shingle patterns. We do photo-backed inspections to flag what is under the existing layer (often original cedar shake) and price the right scope before we start. If your home is registered as heritage, we coordinate with the city as needed.
Most of the time, yes. Vernon is home base. Trucks are 10 to 15 minutes from anywhere in town. Jesse or a senior crew member can usually get on-site within 24 hours of your call. Larger insurance projects take a few days for full scope. The inspection itself happens fast.
For asphalt, IKO ArmourShake (thicker, premium look) or IKO Cambridge (architectural, great value). Both are wind-rated and hold up to Okanagan UV and freeze-thaw. For metal, Westform or Decra stone-coated steel are excellent on lake-exposed homes. We will show you good, better, and best options with photos and pricing on your inspection.
Yes. We document damage with photos. We prepare the scope and pricing for your adjuster. We handle the work to insurance specs. Storm and hail claims are the most common. Vernon gets a couple of significant wind or hail events most years. Call right away if you suspect storm damage. Getting the inspection and tarp on quickly protects your claim.
Most single-family homes in Vernon are 1 to 3 days. We tear off, install ice and water shield where needed, then underlay, ventilation, flashing, shingles, and ridge caps in that order. We protect landscaping, magnet-sweep for nails, and walk the property with you at the end.
