Mostly asphalt roofs, some metal, and a lot of older homes where the attic insulation is the real story behind whatever roof problem brought us out.

Whitevale

Rural community east of Lumby. Acreages, hobby farms, custom homes on larger lots. Snow load matters more here than in town. We see a lot of metal roofing, a lot of long roof runs, and a lot of older outbuildings that need work.

Mabel Lake area

Lake homes, cabins, and seasonal properties. Snow load is severe. We recommend metal roofing on most Mabel Lake homes for that reason. Access can be tricky in shoulder seasons. We plan material delivery carefully.

Monashee gateway

The eastern edge of our service area. Properties on the way into the Monashee Mountains. Heavy snow. Heavy wind. Homes that need real engineering on the roof side. Metal is the right answer for most of these projects.

Highway 6 corridor

The strip between Coldstream and Lumby. Mixed rural and residential. Same response times as town. Same warranties. We see a lot of older roofs reaching the end of their life along this corridor.

What Lumby's Climate Does to Buildings

Lumby's snow load is the biggest factor in roof spec. The town and surrounding area get 50 to 100 percent more snow than Vernon does in a typical winter. Significant individual storms can dump 12 to 18 inches in a system. We use snow-rated underlayment, longer ice and water shield runs, and engineered fastening on every roof. Snow guards on metal roofs above doorways and walkways are often the right call.

Freeze-thaw cycles are harder here too. Daytime warmth, nighttime cold, snow on the roof. That equals ice dams unless the attic is properly insulated and ventilated. We do a lot of attic work in Lumby. Adding insulation, balancing soffit intake and ridge exhaust, sealing penetrations. The roof is downstream of the attic. Lumby roofs need the attic to be right.

Wind is mostly westerly, off the Monashees. Steady winds during winter storms can lift improperly fastened shingles. We use 6-nail patterns, starter shingle ridge protection, and upgraded ridge cap on every Lumby roof. Material choice matters. IKO ArmourShake handles wind better than entry-level shingles, and metal handles it best of all.

Frequently Asked Questions about Lumby Projects

What is the right roof for Lumby's snow?

For most homes, IKO ArmourShake or Cambridge with extended ice and water shield (6 feet up from the eaves), upgraded ridge venting, and proper soffit intake. For premium homes or properties with serious wind and snow exposure, Westform standing seam metal or Decra stone-coated steel. We will show you both options on inspection and explain the cost-benefit for your specific roof.

Can you work in winter? When can you re-roof?

Asphalt shingles need temperatures above 4 C (40 F) to seal properly. So we don't tear off and re-shingle in deep winter. Metal roofing can be installed year-round with the right precautions. We schedule asphalt re-roofs from March to November and metal projects through the year as weather windows allow. Emergency tarp service is available year-round.

Do you do attic insulation and ventilation work?

We don't install insulation directly. But we work with attic insulators and we always do a ventilation review when we re-roof. If your soffit intake is blocked, your ridge venting is undersized, or your ice damming is rooted in inadequate insulation, we will flag it on inspection and coordinate the fix. Most Lumby ice dam problems are attic problems with a roof symptom.

How does Lumby snow affect my gutter spec?

Bigger gutters and more downspouts. We default to 6-inch K-style on most Lumby homes. They handle spring melt better than 5-inch. We also recommend snow guards above the gutters in areas where ice slides off the roof and damages the gutter system. This is more common in Lumby than anywhere else in our service area.

Will my Lumby re-roof cost more than a Vernon re-roof?

A bit, yes. The drive adds time to the schedule. The snow-country spec uses more material (extended ice and water shield, upgraded ridge cap, snow guards where needed). Access on rural acreages can be more involved. Typical Lumby premium over Vernon is 8 to 15 percent on a residential re-roof. More on agricultural or remote properties. Worth it for the longevity gain.
