A mix of working orchards, lake-front custom builds, and growing suburban neighbourhoods. The District includes Oyama, Carr's Landing, Winfield, and the newer Lakestone development. Each pocket has its own building stock, weather, and exterior priorities.

We work the entire Lake Country corridor. We are 25 to 30 minutes south of our Vernon home base. Close enough that response times don't suffer. Far enough that we plan a bit more carefully. The drive matters when you are hauling materials, and we factor it into scheduling.

Lake Country homeowners tend to be in it for the long run. Many of the homes are recent builds (Lakestone is mostly post-2010), and the focus is on getting the next 25 to 30 years right. Not band-aiding the next two. We spec materials and details for that timeline.

Oyama

Heritage orchard community on the narrow strip between Wood Lake and Kalamalka Lake. Older farmhouses, newer lake-view custom builds, and a lot of properties with both. We see a lot of metal roofing in Oyama. Long roof runs on agricultural buildings make it the right call. The lake humidity also shows up on north-facing soffits.

Carr's Landing

North-facing lake exposure, steep building lots, and serious wind. Carr's Landing is a place where flashing details matter more than material brand. We use extra ice and water shield and upgraded ridge venting on every project here. Custom homes are common.

Winfield

The commercial and residential heart of Lake Country. Mix of older single-family on the lake side and newer subdivisions on the bench. Building stock is broad. 1970s ranchers next to 2020 builds. We spec to fit each one.

Lakestone

Newer master-planned community with consistent architectural standards and HOA-driven exterior expectations. James Hardie siding is dominant. Roofs are mostly architectural asphalt, and we are seeing the first wave of 25-year shingles starting to need refresh. We coordinate with the HOA design review on colour and material choices.

Highway 97 corridor

Older properties on both sides of the highway, often on larger lots. Mixed roof ages. Original siding. Lots of homeowners who have been there 20-plus years. Soffit and fascia work, gutter replacements, and steady re-roof work.

What Lake Country's Climate Does to Buildings

Lake Country has its own micro-climate. The corridor between Wood and Kalamalka Lakes channels wind in a way that hits north-facing slopes differently than other parts of the Okanagan. Carr's Landing in particular gets steady wind events that lift poorly fastened shingles. We use 6-nail patterns and starter shingles on every Lake Country roof. Even on slopes that the manufacturer would let us skip.

Lake-effect snow is real here. While Vernon might get 4 inches in a system, Carr's Landing and the higher elevation parts of Lake Country can get 8 to 10 in the same event. That changes the snow-load story and pushes us toward better attic ventilation to prevent ice dams.

South and west-facing roofs see intense UV. The sun reflects off both lakes and amplifies the load. This is one of the harshest spots in the Okanagan for asphalt shingles. We recommend IKO ArmourShake or metal for premium homes. IKO Cambridge as the high-value asphalt option. Vinyl siding fades fast here. James Hardie ColorPlus holds its colour.

What We're Typically Working On in Lake Country

Lake Country work mixes new-construction warranty replacements (15 to 20 year shingles that didn't make their warranty period because of UV and wind) with planned exterior refreshes on the older Oyama and Winfield housing stock. We also do partial siding replacements on Lakestone homes after wind events strip a few panels. The HOA wants matching, and we have the James Hardie supplier relationships to get exact colour matches even years after original install.

Do you work in Lakestone? Are you familiar with the HOA design rules?

Yes. We have done multiple projects in Lakestone and know the design review process. We submit material samples and colour codes for approval before ordering. We coordinate with the HOA on timing. We use only HOA-approved James Hardie ColorPlus options. The approval process adds about a week to the timeline. We factor that in.

Will lake-effect snow affect my roof?

Carr's Landing and the higher-elevation parts of Lake Country see significantly more snow than Winfield or Oyama. We recommend ice and water shield further up the slope (3 feet past the warm wall instead of the standard 2). Plus upgraded ridge venting and proper soffit intake so attic temperatures stay even and ice dams don't form. Snow load itself is rarely a problem on properly engineered roofs.

What roofing material lasts longest on Carr's Landing?

For lake-front and ridge-top homes with full wind exposure, metal (Westform standing seam or Decra stone-coated steel) outlasts asphalt by a decade or more. For interior-lot homes, IKO ArmourShake or Cambridge with extra fastening will hit 25 to 30 years comfortably. We will show you both options on inspection with photos and pricing.

How do you handle access on lake-front Lake Country properties?

Carefully. Lake-front lots are often steep, with limited driveway space and landscaping that needs protecting. We pre-walk the property, plan material staging, and bring smaller dumpsters or roll-off bins where appropriate. Crews protect decks, plantings, and pool areas with tarps and plywood walks.

Do you do new-construction warranty roof replacements?

Yes. When a 25-year shingle fails at year 12 because of install issues or material defect, we work with the homeowner on the manufacturer warranty claim and handle the replacement. We can usually upgrade the spec for a modest difference paid by the homeowner.
